TENANT’S COST

Before the tenancy can start, the Tenant will have to pay the following:

Independent reference checks per person £30.00 inc VAT
Independent guarantor reference checks per person £30.00 inc VAT
Preparation of the tenancy agreement From £240.00 inc VAT depending on the number of tenants and individual terms negotiated
Inventory check at the start of the tenancy Usually paid by the Landlord. The Tenant will then pay for the cost of the check-out at the end of the tenancy.
Inventory check at end of tenancy (payable at the end of the tenancy) From approx. £140 to £300 inc VAT, depending on size of the property and the amount of contents. An estimate of this cost will be given in the tenancy agreement.
Preparation of tenancy extension or renewal documentation (payable on renewal extension of the tenancy) No Charge
Tenancy Deposit Scheme Deposit Protection Fee No Charge.

STUDENTS: We will substantially reduce our Tenant Fees for students

As well as paying rent, as agreed (usually monthly in advance), the Tenant will have to pay a Deposit (usually equivalent to six weeks’ rent) which will be held separately in accordance with the tenancy agreement

Where the Tenant has responsibility for any recurring costs or charges arising from occupation of the property these will be explained for each individual property prior to the letting and will appear in the tenancy agreement.

These may include the following
Utilities – gas, electricity, water and telephone (unless stated that it is included in the rent)
Council Tax
Television licence
Installation of cable/satellite (if permitted and applicable)
Subscription to cable/satellite supplier
Insurance (for their personal and own contents)
Garden maintenance

At the end of the tenancy:
Professional cleaning of the property
Inventory check-out

LANDLORD’S COST

Letting Service: 9.6% including VAT (Value Added Government TAX @ 20%)
This service includes:

Marketing the Property
Finding a Tenant
Accompanying all Viewings
Providing Advice
Deducting any pre-tenancy invoices
Making any HMRC deductions
Providing Statements

If the Tenancy is for 12 months and the rent is £1000 per month, the fee calculated shall be 9.6% of the annual rent. In this case the fee would be £1,152.00 (including VAT). This commission will also be due on every tenancy renewal.

Fully Managed Service including the Letting Service: 14.4% including VAT (Value added Government TAX @ 20%)
This service includes

ALL the items included in our Letting Service plus:
Collecting and remitting the rent received
Instructing contractors to carry out repairs
Undertaking periodic property visits to assess the condition during the tenancy
Holding Keys
Deposit dilapidation negotiations at the end of the tenancy

If the Tenancy is for 12 months and the rent is £1000 per month, the fee calculated shall be 14.4% of the annual rent. In this case the fee will be £1728.00 (including VAT)

Management Only Service: 4.8% including VAT (Value Added Government TAX @ 20% – We often manage properties where another agent has let the premises
